Wallace being duly sworn states that he is now and for many years has been, a practioing attorney with offices located in Kansas City, Missouri, and that he is an uncle of William H. Wallace, Jr., the grantee in a certain deed executed by for Elizabeth C. Wallace and Mamie C. Dennis, as Trustees sunder the will of Cornelius C. Chiles, deceased, which deed c onveyed to said grantee the South Eighty (80) feet, of Lot Seventy-Six (76) , Old Town, now City of Independence in Jackson County, Missouri, and which deed was dated April 24, 1922, and is of record in Book 379, page 546, in the office of the Recorder of Deeds of Jac ks on County at Independence, Missouri. Affiant states that at the time said deed was executed and delivered, said William H. Wallace, Jr., and his sister, Mary C. Wallace, now Mary C. Hill, were both of legal age and more than 21 years of age. Affiant states that he was the scrivenor who prepared the deed above mentioned, and that said Williem H. Wallace, Jr., purchased said real estate from the Trustees foresaid at and for the price and sum of Eighty-Five Hundred Dollars ($8500.00), and said real estate was not conveyed to said William H.
